Separate Leasing Arrangements
Opting for individual leasing offers you peace of mind. Your financial responsibility is solely for your student’s living space, distinct from the shared leases in many apartments or rental houses. In the event a roommate decides to transfer to another school or moves out of University Village, you won’t be burdened with covering their portion of the rent. University Village offers a variety of floor plan options, providing students with the flexibility to choose the one that best suits their needs. We provide both two-bedroom and four-bedroom apartment homes, each thoughtfully designed to cater to your comfort and convenience. Additionally, in every apartment, you’ll find the added benefit of a TV in both the living area and each bedroom, ensuring that you have your entertainment and relaxation needs well taken care of.
Roommate Matching
If your student doesn’t already have a roommate in mind, we can assist in finding a compatible one. Each student will complete a Roommate Matching form, which outlines their preferences for a roommate. Throughout the summer, we carefully review these preferences and strive to pair them with the most suitable match we can find!
Events for Residents
While your student’s primary focus during their college career will be on graduating and securing a fulfilling job, it’s equally important for them to have enjoyable experiences along the way. At University Village, your student will forge lasting relationships and connections that will contribute to their overall success. Our dedicated staff organizes monthly resident events to encourage their active participation. These events encompass a wide range, from casual pizza parties and entertaining karaoke nights to practical resume-building workshops and engaging gaming tournaments. We also ensure our residents remain informed about events at the University and the happenings around town, so they don’t miss out on any opportunities. Our aim is to empower your student to thrive, which is why we’ve designed University Village as a living-learning environment with their success in mind!
What does rent include?
At University Village, your rent covers a comprehensive package of amenities and services, including internet, water, sewer, trash and recycling services, a washer and dryer in your unit, access to all community amenities, and the availability of our attentive staff who are always ready to assist you when needed.
When do I pay rent?
You have the flexibility of selecting one of three installment payment options to cover the full lease amount. These options include a single installment, two installments, or twelve installments. If you opt for a single installment, it’s due on August 1. If you prefer two semester installments, they are payable on August 1 and January 1. In the case of twelve installments, the first installment is due on August 1, and the subsequent eleven installments are due on the 1st of each following month. It’s important to note that these are installment payment options, not monthly rent arrangements.
How do I pay rent?

Are pets allowed?
Absolutely! Pets are welcome at University Village. Additional pet fees may apply.
Does my lease include insurance coverage for my personal belongings?
University Village’s insurance policy does not extend coverage to your personal belongings. To safeguard your possessions in case of unforeseen events, we strongly recommend obtaining renter’s insurance. This type of insurance is typically cost-effective and will provide protection for your personal belongings.
Am I able to break my lease for any reason?
The lease agreement at University Village is legally binding and cannot be terminated prematurely. If you find yourself unable to reside at University Village after signing your lease, you will be required to explore the option of re-letting. What do I do if I need maintenance?
For any maintenance requirements, you have multiple options. You can either visit our resident portal on our website and submit a maintenance request, call our service hotline, or visit the front desk in person. In the event of an emergency, please contact the front office without delay.
What is included in the unit?
University Village offers a comprehensive package of appliances comprising a refrigerator, microwave, dishwasher, and washer/dryer, along with a stylish furniture ensemble.
How do receive mail?
Your mail will be placed in your designated mailbox situated within your apartment complex.
What events can I expect at University Village?
University Village hosts a variety of resident events including pizza parties, and Taco Tuesdays. These gatherings not only offer complimentary food but also provide an excellent opportunity to socialize and meet new people!
Do I have to have a guarantor?
No Guarantor? Don’t worry – we’ve got you covered with Leap! Leap serves as a convenient solution, eliminating the need for a guarantor or parent co-signer. The online application for Leap is completely free and can be completed in just about 5 minutes. You can expect a conditional decision within 30 minutes during regular business hours. Are leases available for families with children?
Yes, the property does provide leases for family occupants with a child under the age of eighteen who resides with at least one parent, legal guardian, or another individual with legal custody of the child. Additionally, a designee of such a parent or legal guardian, with written permission, is also eligible. For family households with children, all household members aged eighteen or older must follow these guidelines: (A) complete an application, and (B) sign the lease as a Resident. In family households with children under the age of eighteen, it is permissible for at least two individuals to occupy a single bedroom. If a family household with children under eighteen requires additional occupants per bedroom, this may be considered on a case-by-case basis. The decision will be based on factors such as the bedroom and unit size, the age of the children, unit configuration, physical property limitations, and local occupancy codes. Should a child occupant reach eighteen during the lease term, the lease will be allowed to complete its current term, but any renewals will adhere to the occupancy policy as stated. Child occupants who are under twenty-four months old when the lease is signed will not be counted towards maximum occupancy under this policy. However, they will be considered for subsequent leases if they reach twenty-four months of age during the term of the lease. The Landlord reserves the right to lease any unoccupied bedroom(s).
